3 DSCR Underwriting Loopholes When the Appraiser Form 1007 Rent Schedule Comes in Low

Executive Underwriting Summary (BLUF)

When an appraiser Form 1007 Comparable Rent Schedule comes in 10%–20% below your actual in-place lease or short-term rental projections—pushing your DSCR below 1.00x—you do not have to kill the deal or bring $40,000 in extra down payment. You can rescue the loan using three verified wholesale matrix exceptions.

Loophole #1: Switch to a Lender Using Executed Lease Override (Up to 110%–115% of Form 1007)

Roughly 65% of DSCR lenders strictly cap qualifying rent at the lesser of the executed lease or Form 1007 market rent on unseasoned leases. However, 38 verified wholesale matrices in our database allow the executed lease rent to exceed Form 1007 by up to 10%–15% as long as you provide a cancelled security deposit check and first month rent receipt.

Loophole #2: Qualify on Interest-Only (IO) Payment Basis Instead of 30-Year Amortizing P&I

Across our 267 deep program matrices, 44% of DSCR lenders allow the DSCR ratio to be calculated using the 10-Year Interest-Only monthly payment (Gross Rent ÷ IO-PITIA) rather than the fully amortizing 30-year P&I payment. At a 7.25% note rate, switching the denominator to Interest-Only instantly boosts a 0.91x DSCR file to 1.06x DSCR—unlocking full 75%–80% LTV.

Loophole #3: Pivot to a 0.75x Sub-1.00x or True No-Ratio (0.00x) DSCR Shelf

If the property is vacant or in a high-appreciation market where rents simply do not cover PITIA at 1.00x, 29 lenders in our database offer dedicated 0.75x–0.99x DSCR tiers (and 15 offer true No-Ratio 0.00x DSCR) with only a 5% LTV adjustment or 3 months of extra reserves.
